Fee Development Services are provided to clients who have a vision or need, but do not have the necessary expertise in-house or desire to take on the development activities themselves. Yet, they have the financial options to either self-finance or obtain the financing for the project at hand.

Every agreement is specific to the client and their goals. That being said, how we do it will incorporate some version of the following.
How We Do It:
- Locate suitable land (if needed)
- Suggest and / or locate consultants that are the best-fit given the client’s needs and vision
- Ensure Alignment:
- Financial and Design alignment – Ensure market realities and financial vision are reflected in design concepts
- Legal and Financial alignment – Ensure legal structures and organization reflect the type of financing needed
- Design and Legal alignment – Ensure design concepts reflect what is legally permissible or what a successful rezoning will allow
- Source Financing – debt and outside equity specific to the client’s profile and project type
- Manage design and engineering consultants through the various stages of the production of construction documents
- Produce proformas at each stage with sensitivity analyses, debt retirement / payoff, and equity returns
- Introduce public financial, if required and beneficial to the project, support via various programs and our existing relationships
- Manage process to Closing:
- Provide advice to client on business terms, risks, and benefits
- Ensure legal docs reflect the business deal
- Assist client’s attorney in successfully completing the financial transaction so that construction can begin
- During Construction we act as the Owner’s Representative. In this role, we ensure that the client’s best interest are maintained during the construction process.
- Respond with Decisions – Ensuring that our clients are not bogged down in routine decisions, we make timely decisions that keep the project moving on schedule
- Budget – we track the development and construction budgets to ensure that costs are being tracked and allocated according to the approved budget. If the contractor presents a proposed change order, we evaluate the proposal, confirm the contractual obligations, provide our recommendation and make a presentation to our client for approval or denial.
- Schedule – we constantly track the current schedule against the schedule embedded in the contract. If there is slippage or the critical path is being impacted, we request a recovery schedule that appropriately allocates financial costs, if any, to the correct entity.
- Deter Scope Creep – Having a complete understanding of the contract documents and thus the appropriate scope, allows us to closely monitor the actions of not only the contractor but also vendors and consultants.
- Advise on Difficult or Unique Situations – There are times when difficult decisions need to be made that only a client can make. In addition, there are times when unique situations require expert advice and industry context. We pride our selves on providing comprehensive analyses of these situations such that our clients can make informed decisions.
- Transition new facility to property management and asset management teams
Co-Development Services are when Lynch Development Group partners with a co-developer to bring a project to fruition. In some cases, it is because we have a unique insight into the community and local regulatory requirements. In other cases, co-development partners have a relationship with the land-owner. There are a variety of reasons why we partner with other developers, but the underlying goal is to bring a project to realization that otherwise wouldn’t or couldn’t be accomplished without each other.
